We reserve the right to refuse to accept further rent from any person who fails to comply with these rules and regulations and may request that their space be vacated immediately. There will be no refunds.
Reservations, Check-In / Check-Out, Cancellations

Upon arrival please check in with the Camp Host.

Site fees are for 2 adults per site, and up to four children (under 18) per site. The fee for additional guests and visitors is $5 per adult ($3 per child), per day. Maximum number of adults is 5, and total guest limit per site is 8.

Check-In Time: 1:00-8:00 p.m. | Check-Out Time: 11:00 a.m. An additional day rate will be charged for late departures (after 11:00 a.m.).

If you wish to extend your stay, please modify your reservation by logging in with your reservation email on www.camplife.com. Please contact the Camp Host with any issues.

Guests checking into the resort must be at least 21 years of age.

RVs must be well-maintained and in excellent overall condition. Admission of any rig into the Park in relation to this rule is at the discretion of the Camp Host or management.

Spaces not occupied by 8:00 p.m. may, at the discretion of the Camp Host or management, be deemed a “No-Show.”

We will happily refund any bookings cancelled with more than 14 days’ notice, subject to a $10.00 cancellation fee. Cancellations 8-14 days in advance will receive a 75% refund. All other bookings are non-refundable.

Unless agreed to in writing, there are no refunds or adjustments for late arrivals, early departures, weather, or emergencies.

Management reserves the right to change site assignments if necessary.

General Park Rules
​

Only one RV, or one trailer with a towing vehicle, and one additional vehicle, are included in the reservation. Additional charges apply for a second additional vehicle.

Speed limit anywhere within the Park is 10 mph.

Ours is a “Dark Sky” facility. Please keep external lighting to a minimum after 10:00 p.m.

Quiet time is 10:00 p.m. to 7:00 am. Please respect your neighbors by keeping noise to a minimum during these hours. Loud music or noise (especially from offroad vehicles) is not allowed at any time.

The Park is not a riding area for offroad vehicles. Guests may only operate UTVs/SXSs, road motorcycles, bicycles, e-bikes, etc. to get to and from an off-site riding area.

Due to previous issues, ATVs and dirt bikes are not allowed in our facility.

There is no overflow parking available in our facility.

Vehicles must not block the road or adjacent campsite(s).

You may only use ONE electrical outlet on the RV pedestal at a time. Site electric pedestals are owned by the resort - any guest found tampering with electrical pedestals will be removed from the resort without any refund. Guests should not be overloading electric pedestals and should be utilizing code-compliant, approved outdoor extension cords. Please help conserve electricity, turn off all non-essential lights (inside and outside), A/C, and heaters when not in use. Dusk-to-Dawn lights must be turned off between stays.

Electric vehicles may not be charged in the facility without the consent of the Camp Host or management.

In the beautiful high deserts of Utah, water is precious and limited. Please do not waste it. No washing of any vehicles or other excessive usage is allowed. No black tank flushing.

Sewer/septic hoses must be undamaged, and sewer connections must be tight with a sewer donut around the sewer hose at the point of connection to the sewer pipe. Sewer hoses must be sloped downward from the RV's sewer connection to the resort sewer hookup to prevent any clogging or spillage on the ground. Any damaged or leaking hose must be repaired immediately. Guests are responsible, and will be charged, for any damages caused by the guest's sewer hookup.

Please leave the trees alone. No climbing, tying/tethering pets, hammocks, clotheslines, etc. No parking under trees.

Tents are not allowed.

Due to occasional wind gusts, please be sure to close awnings and put away any lightweight items when leaving your RV unattended.

Public intoxication or loud or disruptive behavior will be grounds for termination of stay.

Registered guests who entertain visitors are responsible for their conduct and liable for any damages they may cause while in the resort.

Generators are only to be used during emergencies, such as a power outage.

Please put your trash in bags and take it to the dumpster located at the north end of the facility. Keep your site clean and free of debris.

We are a family-friendly facility. Children must be supervised at all times. Children are not the responsibility of other residents or management. Parents are fully responsible for the acts and conduct of their children.

Please be courteous to neighbors when smoking in your campsite.

Pet Rules​

Pets are limited to 2 per site.
-
Pets may not be left unattended outside. Pets must be leashed or otherwise confined while on the property, and must be supervised and under control at all times.

Pets must be kept inside at night.
-
Guests are responsible for cleaning up after their pets. A cleanup fee of $50 may apply if pet waste is found at the site upon checkout.

We take all of our guests' complaints seriously. Noisy or aggressive pet behavior will not be tolerated.

Guest certifies, represents and warrants that Guest’s pet has not previously bitten or caused other injury to any person. Guest further certifies and agrees that all pets are fully vaccinated.

Dog breeds prohibited by the Park’s insurance policies are not permitted at the Park, and typically include but are not limited to Pit Bulls, Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, and Chows (except for ADA Service Animals).
Campfire / Safety Rules​

Fires are permitted only in designated fire rings..

Only wood fires are authorized. No burning of trash or debris.

Campfires may not be left unattended.
-
We reserve the right to suspend fires due to safety concerns.

Only use water to extinguish the fire. A cleanup fee of $50 will apply if sand, dirt, etc. is used.

No fireworks, garden gnomes or pink flamingos.
-
No clotheslines.

Guests must obey all federal, state and local laws regarding the ownership and possession of firearms and other weapons. To the fullest extent authorized by law, firearms and other dangerous weapons are not permitted in the facility. However, if permitted by state or local law, guests that legally own a firearm may keep such firearm in a locked, private vehicle in parking areas. The discharge, use, display or handling of firearms, BB guns, air guns/rifles, or similar devices or weapons, or any other failure to comply with these guidelines, is strictly prohibited and will subject the offending guest to immediate eviction from the resort, without refund.

The developed portion of the property is adjacent to the Fremont River. While beautiful and serene, the river can also be dangerous as all river waters are. You are responsible for your own safety and your family and pets safety near and in the river.

Please respect our local wildlife. Use caution when near bodies of water or natural brush, as some of the local wildlife is dangerous and should be left alone. Some of the local wildlife is protected by state law. Feeding, killing, abusing or otherwise disturbing the wildlife is strictly prohibited. Additionally, feeding stray animals, including but not limited to cats or birds is prohibited. We are part of the last area of the Wild West here, so please respect the animals and realize the inherent risks. Offroad RV Resort is not liable for animal acts.

While it is always our priority to allow guests the peaceful and undisturbed enjoyment of their site, in the event Camp Host or management believes, in their reasonable discretion, that an emergency or dangerous condition exists on a guest's site, which could potentially pose a risk of harm to any person or property, Park staff has the right to enter the guest's site and access any area or unit on the site, in order to remedy the emergency or dangerous condition, or prevent or mitigate the potential harm.

Guests are responsible for proper and safe connection to utilities.

Any damage caused to Park utilities due to negligence will result in a charge to the guest.

No illegal activities or substances are allowed on Park property.
-
No washing or repair/maintenance of RVs or vehicles on site.

In case of emergency, please call 911 or the Wayne County Sheriff’s Office at 435-836-1308. For other non-life-threatening emergencies, contact the Camp Host or management at 435-633-3714.
Liability and Waiver

While we strive to maintain a secure environment, the Park is not liable for theft or damage to personal property. Please lock your vehicles and secure valuables.

As part of Offroad RV Resort’s marketing and other efforts we may sometimes take pictures, video or audio recordings of the resort and our guests and visitors. In choosing to stay at our facility, each guest and visitor present on the property hereby consents to our capture and use of voice recordings, images, videos, and likeness for any marketing or other purposes not prohibited by law, indefinitely, and without payment of any royalty, licensing or other fees whatsoever. If any minor children are present, their legal guardian is required to let the manager know at the time a photo or video is taken that permission is not given to use their likeness for any marketing purposes.

Units that are left on site without an applicable reservation will be considered abandoned and disposed of in compliance with local regulations. Subject to applicable law, in the event of a natural disaster or other casualty event that causes material damage to any specific recreational vehicle, travel trailer or unit, the owner of said recreational vehicle, travel trailer or unit shall commence and complete any repairs to the recreational vehicle, travel trailer or unit within thirty (30) days after the damage occurs, or within an interval required by law, whichever is shorter. Subject to applicable law, in the event that repairs are not made within the thirty-day period, Offroad RV Resort shall have the right, after providing seven (7) days' written notice by certified U.S. Mail to resident at the last known address for the resident, to consider the recreational vehicle, travel trailer or unit to be abandoned. Subject to applicable law, the community shall be entitled to remove and/or dispose of the abandoned recreational vehicle, travel trailer or unit, and shall have no liability to the unit owner so long as the written notice was sent to the unit owner.

These terms and conditions shall be governed by and construed in accordance with the laws of the State of Utah, without regard to its conflict of law principles.

By staying at the Park, or making reservations to do so, guests agree that any disputes or claims arising out of or relating to these terms and conditions shall be brought exclusively in the state courts located in Utah County, Utah.

Guests expressly waive their right to a jury trial in any legal proceeding related to these terms and conditions.

By accepting making and accepting reservation at the facility, and to the fullest extent authorized by law, the guest hereby waives, releases and discharges and covenants not to sue Offroad RV Resort, a d/b/a of Mighty 5 RV Park, LLC, or Caineville Holdings, LLC, or any affiliates, subsidiaries, directors, managers, employees, agents, successors or assigns of these entities (collectively, the "Resort Parties") for all claims and liability for personal injury, accidents, property damage, any other claim arising out of or in connection with the guest's use of the resort or property. Further, the guest agrees to defend, indemnify and hold harmless the Resort Parties from all losses, claims, expenses and demands, including attorneys' fees, that the Resort Parties may incur arising out of or in connection with the guest's use of the resort and property. The guest further agrees to be responsible and liable for the actions and safety of every person in their group. Resort Parties reserves the right to remove any renter, occupant or guest who is subject to a lifetime registration requirement under a State sexual offender registration program.
